For a Pre-Completion Inspection (PCI), we deliver the report within 48 hours, and for a Snagging Survey, the report is sent within 48 hours, excluding weekends (working hours only). During peak times, these turnaround times may extend, in which case our surveyor will inform you of any delays.
Your inspector will reach out to you the day before your inspection to provide an estimated time of arrival. We aim to arrive between 8am and 9 am for a morning slot and between 12pm and 1pm for an afternoon slot. If access to the property is through a site or estate agent, we will contact them directly to confirm if necessary. Please make sure to provide us with their contact information.
The duration of our inspection varies depending on the size and condition of the property. Typically, we spend about 2 hours in an apartment, 3 hours in a small house, and between 3 to 6 hours in larger houses. Following the inspection, we dedicate 1-2 days to compile and write up the report.
No, a Snagging Survey is a specialised process that concentrates on assessing the quality of workmanship and identifying deviations from building regulations or the tolerances outlined by new build warranties (like NHBC). A structural survey, on the other hand, is more appropriate for older houses that may be experiencing significant issues.
We do not follow up with the builder directly as it is impractical for us to do so. Quality control cannot be effectively managed from behind a desk, and a Site Manager must be informed of the proper access arrangements. Additionally, it is unlikely that a Site Manager would agree to engage directly with a snagging company post-inspection.

In 2022, the New Build Ombudsman appointed the New Homes Quality Board (NHQB), which established a specific checklist that we must adhere to during our Pre-Completion Inspections (PCI). These inspections strictly follow the standards set by the NHQB and do not deviate from them.
The NHBC, a warranty provider, oversees properties throughout the construction process and offers a 10-year warranty covering structural issues. Additionally, the NHBC provides a detailed guide on achieving its standards, referred to as “tolerances.” These tolerances serve as the benchmark for identifying issues in our Snagging Surveys. However, they are generally too detailed to be included in the NHQB’s checklist.

We charge a 50% deposit when you book and then after the inspection has been carried out the balance is processed either using the same card details or via a payment invoice . If you would prefer to pay using a different card then please let us know on the day of the survey
A 50% non-refundable deposit is required to secure a booking. Appointments can be changed provided we are given at least 48hours notice. The deposit payment is used to secure the next available date. We do not issue refunds for missed appointments where the customer has failed to attend or be present for the confirmed appointment or where a site agent has refused entry or failed to attend or give access.
